Is the contractor's cleanup enough after a New Rochelle renovation?
It's enough to close out the job, but it's rarely enough to move in, reopen or show the space. Your contract's cleanup clause sets what the contractor owes you, and that clause is often about clearing debris and leftover materials. The dust that settles on every sill, cabinet front and floor afterward is a separate job, and that's the post-construction clean.
New Rochelle has had a lot of this work since the City Council adopted the Downtown Overlay Zone on December 8, 2015, which the City of New Rochelle's downtown development page says permits up to 6,370 new housing units. Since then, new apartment buildings have gone up around Main Street, Huguenot Street and the transit center, where Metro-North's New Haven Line and Amtrak stop. Add the offices and shops along North Avenue and Main Street, and there's a steady run of renovated units and refitted offices that need to be ready by a fixed date. Our New Rochelle service area page covers the rest of what we do in the city.
What does a contractor's cleanup usually cover?
Whatever the contract says, so start there. A cleanup clause commonly asks the contractor to keep the site clear of waste as the work goes on and to remove debris, tools and surplus materials at the end. Scope varies a lot from one contract to the next. Some contracts include a final clean and some don't, which is why the clause matters more than anyone's assumption.
None of this is a knock on the contractor. Their job is the construction, and a cleared site can be all the contract asks of them. The question for you is whether a cleared site is the same thing as a space you're happy to hand to a tenant, a buyer or your own staff.
Contractor cleanup vs post-construction cleaning, side by side
The table puts the two jobs next to each other. The middle column is the part to check against your own contract.
| Task | Contractor's cleanup | Post-construction clean |
|---|---|---|
| Debris, waste and leftover materials | Commonly in the cleanup clause | Not on our listed scope, ask when you call |
| Contractor's tools and equipment | Commonly in the cleanup clause | Not part of a cleaning scope |
| Dust on surfaces | Depends on the contract | Dust removal from surfaces |
| Window sills and trim | Depends on the contract | Cleaned |
| Cabinet exteriors | Depends on the contract | Wiped clean |
| Kitchens and bathrooms | Depends on the contract | Cleaned |
| Floors | Depends on the contract | Vacuumed and mopped |
| Final detail clean | Depends on the contract | Included |
What does a post-construction clean add?
It takes the space from finished to usable. Our post-construction cleaning covers dust removal from surfaces, window sills and trim, cabinet exteriors, kitchens and bathrooms, interior surfaces, vacuuming and mopping, and a final detail clean. For a home or rental unit someone is about to move into, it ends with a move-in ready clean.
We clean after construction, remodeling, painting, flooring and renovation work, in remodeled offices, renovated homes and new rental units. On the commercial side, we've cleaned a number of car dealerships after construction work. We don't do the construction itself, so there's no overlap with your contractor's job.

When is the contractor's cleanup enough on its own?
When more dusty work is still to come. If the painters, the floor refinishers or another trade are due in next week, a detailed clean now is money spent twice, because their work will put the dust right back. Let the contractor clear the site between phases and book the post-construction clean for after the last dusty trade leaves.
It can also be enough when your contract already includes a final clean. If yours does, ask what that clean covers and compare it with the table above before you book anyone else.
Apartment or office: what changes in New Rochelle?
The clean is the same. What changes is who sets the rules in the building and which date the space has to be ready for.
A renovated apartment in a downtown building
A renovated or newly built unit near Main Street or Huguenot Street has to be ready for a lease start or a listing. Ask the building manager about its rules for outside vendors before you book, such as which entrance a cleaner uses and which hours are allowed. Give us the move-in date when you call, and if the unit is turning over between tenants rather than coming out of a renovation, a move-in or move-out clean may be the better fit.
An office renovation or fit-out
An office on North Avenue or Main Street has a reopening date, and in a shared building the landlord or property manager usually decides when outside vendors can work. Find out those rules early. Who cleans which part of a shared building is its own question, and our post on cleaning a multi-tenant office building walks through how leases usually split it. Once the office is open again, recurring office cleaning is a separate service with its own free estimate.
What should you have ready before you call?
Three things: the type of space, the work that was done, and the date it has to be ready. A rough answer to each is enough for a free estimate, and the written proposal pins down the scope before work starts.
- Read the cleanup clause in your contract and note what the contractor has agreed to remove.
- Confirm the date the last dusty trade finishes, such as painting, sanding or flooring.
- Ask the building manager about rules for outside vendors, including entrance and permitted hours.
- Call us with the space, the work done and the date it has to be ready.
- Review the written proposal before anything is booked.
