What's the difference between medical office cleaning and regular office cleaning in White Plains?
Less than most people expect on the cleaning itself, and more on the planning around it. Both cover floors, restrooms, trash, surfaces and high-touch points. A medical office adds patient hours, a waiting room that fills and empties all day, and clinical jobs that belong to the practice, not the cleaner.
A White Plains practice might be in a medical building near White Plains Hospital, a suite downtown off Mamaroneck Avenue, or an office on Westchester Avenue. The comparison holds in all three. What changes is the building around the practice, and our White Plains service area page covers the rest of what we do in the city.
Way Beyond Cleaning is an owner-run cleaning company based in Fairfield, CT, and medical offices, physical therapy clinics and medical spa offices are on the list of facilities we clean.
How do the two compare side by side?
On most rows they match. The differences sit in who uses the space and when.
| What a manager weighs | Regular office | Medical office |
|---|---|---|
| Busiest area | Desks, meeting rooms and the kitchen | The waiting room and the check-in desk |
| High-touch points | Door handles, light switches and shared equipment | The same, plus waiting room chairs and the check-in counter |
| Restrooms | Mostly used by staff | Used by staff and patients through the day |
| Schedule | Planned around business hours | Planned around patient hours |
| Surfaces after procedures | Usually no clinical surfaces | The employer's duty under OSHA's standard |
| Sharps containers | Usually none on site | The employer's duty under OSHA's standard |
Which surfaces does the practice clean, and which does the cleaner?
The practice's own duties come first, and the cleaning plan fits around them. Under the OSHA bloodborne pathogens standard, 29 CFR 1910.1030, an employer whose staff can be exposed to blood or other potentially infectious materials has to keep the worksite clean and sanitary. It also has to set a written schedule for cleaning and decontamination, based on the area, the type of surface, the type of soil and the work done there.
The same standard says contaminated work surfaces are decontaminated with an appropriate disinfectant after procedures, and that sharps go into closable, puncture-resistant, leakproof containers. A regular office has none of this. In a practice, those duties sit with the employer, so the general cleaning of the waiting room, front desk, hallways, restrooms, break room, offices, floors and trash has to fit inside the practice's plan.
Before you ask for a price, write down which surfaces your staff wipe between patients and which you want in the cleaning plan, and raise any rules about clinical rooms, products or waste. Settling that split early saves the most back-and-forth. Our medical office cleaning page has more on how we work with practices.
When can a medical office be cleaned?
Around patient hours, and in many cases after the last patient leaves. It depends on the property, on access and on what the space needs. A regular office is planned around business hours the same way, but a practice has less room to move, because the waiting room has to be ready before the first appointment.
Visits can run daily, several times a week, weekly or on a custom schedule. A busy practice may want a visit every day it sees patients, while a small office may only need one a week.

How is cleaning priced for a medical office?
On a free estimate, the same way as any office. You tell us the space, the rooms and the schedule you want, and the price comes back in a written proposal.
Recurring office cleaning starts at $150 per visit for a smaller office. Our office cleaning cost guide explains what goes into the number.
What if the practice is in a shared medical building?
Then the lease decides who cleans the lobby, hallways and shared restrooms, and who cleans the suite. Usually the building's manager arranges the common areas and each tenant arranges its own suite, but check yours before you ask for a price. Our post on splitting cleaning in a multi-tenant office building covers the usual setups.
